This is the ONE. You have to actually stand there to feel it. This is deep in Sequoia National Forest in a small residential development. Huge trees will envelope you and shelter the private mountain retreat you can build here.
This is one of the areas in the Sierras that has been largely spared the great die-off that has had such a depressing effect elsewhere.
The property measures over 140 feet at the street and stretches back 91 feet on the left side and over 106 feet on the right side. The back of the property measures over 130 feet across. It covers .29 acres. It is located on the east side of Alder Dr in a small residential development inside the National Forest. This brings us to two of the most important features about this property. This is a steep property. This may be the best thing about this property but also bring challenges. As with any mountain property you will need an architect to survey and design a house fitted to this grade. The reward however, is that for those up to the task you will be rewarded with a sense of being alone on the side of Sierra mountainside that is all your own. The grade on Alder Dr. is a bit steeper than the grade on Redwood Dr. and as a result there are houses lining Redwood Dr., and Alder has very sparse and hidden houses. You have to stand there to feel what I’m describing: You really do have the feeling that “This is my mountain.”
There is an ingress on this property that you can see in the pictures. The road that is shown is also available to residents of the adjoining property – although that property is currently vacant.
This property is not a part of an HOA or POA, although to develop the property (because it is part of a National Forest residential development) there are procedures to be observed as always, but reasonable ones. Electricity is available for connection. Water is as well. You will need a propane tank for gas. Telephone is also available for connection. Septic would also need to be arranged for the property. And for threat of fires there are two different exit routes on either end of the development. As you can see it has excellent roads and all the roads leading to this property are paved and in excellent condition. Do I even need to add that it is close to endless trails and superlative scenery? It may be only in the Sequoia National Forest, but it feels like it’s in the Sequoia National Park.
The nearest market is about 10 miles in Camp Nelson and Porterville is about 60 miles away.
You may be looking at this ad and trying to figure out, “Why is this selling for such a low price? What’s wrong with it?” There’s nothing wrong with this property. This is just priced to move and don’t expect this listing to last long. The reward for the person who will develop this property is a dream – a real dream home (and no superlative here) in the grand forest of the Sequoias.
